Asphalt Milling and Resurfacing vs. Replacement in Columbus, Ohio
When a commercial parking lot or private road starts to fail, property owners usually face one question: can we resurface it, or does it need to be replaced? The answer has a big impact on your budget and your timeline.
Here is how asphalt milling and resurfacing compares to full replacement, and how to tell which one your Columbus, Ohio property needs.
What Is Asphalt Milling and Resurfacing?
Milling removes the top layer of worn asphalt, usually 1.5 to 2 inches, with a machine that grinds it off and loads it into trucks. A new layer of hot asphalt is then paved over the milled surface.
Because the base and lower layers stay in place, milling and resurfacing is faster and less expensive than a full rebuild. It also keeps your pavement height the same, so curbs, drains, and building entrances still line up.

When Milling and Resurfacing Makes Sense
Resurfacing is usually the right call when:
The surface is worn, faded, or cracked, but the base is still solid
Cracking is mostly on the surface and not widespread structural failure
Drainage generally works but the surface has low spots
You want a like-new surface without a full rebuild
For many Columbus parking lots that have been maintained over the years, milling and resurfacing adds a lot of life for the money.
When Full Replacement Is the Better Option
Sometimes the problem is below the surface. Full replacement, removing the pavement down to the base and rebuilding, makes more sense when:
There is widespread alligator cracking, which usually points to base failure
The pavement has soft spots, rutting, or sinking areas
Water is getting into the base and drainage needs to be redone
Previous overlays have stacked up and the pavement is too high
Putting new asphalt over a failing base only buys a short amount of time. The same cracks come right back through.
How to Know Which One You Need
The only reliable way to know is to have the pavement looked at by an experienced commercial paving contractor. A good assessment looks at:
The type and pattern of cracking
How the lot drains
Whether the base is stable
How the lot is used, including truck traffic
From there, you should get a clear recommendation and not just the biggest job.
Protecting the New Surface
Whichever route you go, maintenance is what makes it last. Crack sealing and parking lot sealcoating every few years will protect the new asphalt from water, salt, and sun.
