Concrete vs. Asphalt Parking Lots for Central Ohio Businesses

If you own or manage a commercial property in Central Ohio, the concrete vs asphalt parking lot question usually comes up at one of two moments. You are building new, or your current lot has reached the point where patching no longer makes sense. Both materials work. The right choice depends on how your lot is used, what you want to spend now, and what you are willing to spend later.

We have been paving commercial properties in Columbus and Central Ohio since 1985, and we install both asphalt and concrete. Here is how we walk property owners and managers through the decision.

Concrete vs Asphalt Parking Lot: The Short Answer

For most commercial parking lots in Central Ohio, asphalt is the practical choice. It costs less to install, it is ready to use sooner, and it is easier to repair when something goes wrong. Concrete earns its place in specific areas where heavy loads, standing traffic, or long-term durability matter more than upfront cost.

Many of the best commercial sites use both. Asphalt goes in the drive lanes and parking stalls. Concrete goes in the curbs, sidewalks, dumpster pads, and loading areas.

Why Asphalt Works for Most Commercial Lots

Lower upfront cost

Asphalt typically costs less to install than concrete. On a large lot, that difference adds up fast and frees up budget for drainage, curbing, or other site work.

Faster turnaround

A new asphalt surface can usually take traffic much sooner than concrete, which needs time to cure. For a retail center, office park, or warehouse that cannot shut down for long, that matters.

Easier repairs

When asphalt cracks or a section fails, it can be patched, milled, or resurfaced without tearing out the whole lot. Concrete repairs usually mean cutting out and replacing full slabs, and the new sections rarely match the old ones.

Holds up to Ohio winters with maintenance

Freeze-thaw cycles are hard on any pavement. Asphalt is flexible, and with regular crack sealing and sealcoating it holds up well through Central Ohio winters. Our guide to parking lot sealcoating in Columbus covers how often that maintenance should happen.

Where Concrete Makes More Sense

Concrete is rigid and very strong under concentrated weight. That makes it the better material in a few specific spots on a commercial property:

  • Dumpster pads, where trucks set down heavy loads in the same spot every week

  • Loading docks and truck aprons that see heavy, slow-moving, or parked traffic

  • Curbs, gutters, and sidewalks that need clean edges and a long service life

  • Drive-thru lanes and areas where vehicles idle and turn in place

  • Pedestrian walkways and ramps near building entrances

Asphalt in these areas tends to rut, shove, or break down early. Putting concrete where the stress is concentrated protects the rest of your pavement.

Comparing Long-Term Costs

Upfront price is only part of the picture. Property managers should look at the full life of the pavement, including maintenance.

  • Asphalt: lower install cost, needs sealcoating and crack sealing on a regular schedule, and can be resurfaced to extend its life

  • Concrete: higher install cost and less routine upkeep, but repairs are more involved and more expensive when they are needed

  • Both: base preparation and drainage decide how long either material actually lasts

One thing we tell every client: a poorly built base will fail no matter what goes on top of it. Proper grading, compaction, and drainage are what make a parking lot last in Central Ohio's climate.

If your current lot is cracking or breaking up, it may not need full replacement. Our post on parking lot pothole and asphalt repair in Columbus explains when repair is enough.

Questions to Ask Before You Decide

  • What kind of vehicles use the lot, and where do the heavy ones go?

  • How long can the property stay closed during construction?

  • What is the budget for installation versus ongoing maintenance?

  • Where does water collect now, and how will the new surface drain?

  • How long do you plan to own or manage the property?

Those answers usually point clearly to asphalt, concrete, or a mix of both.
